• Free Consultation
  

  We will visit your property to discuss your ideas & prepare sketches to outline your scheme & can advise you on any planning or technical issues.
  
  Following on from your enquiry we offer a free consultation where we aim to visit you and your property or land, from simply visiting the proposed site / property and talking to you we are able to further advise you on any issues that may be apparent, during the consultation we create rough sketches to illustrate how your requirements can be achieved.

• Building Surveys
  

  We will perform a measured survey of the existing building where necessary & prepare accurate CAD drawings.
  
  Due to the quality and accuracy of the drawings we provide, we do require a measured survey which can either be provided to us or performed by us. The complexity of a measured survey is purely down to the building / land and size of the proposed development. Full survey includes

  Survey of property
  For an average size four bedroom property it takes between half a day to a day to measure the property. After the measured survey of your property is complete we can create an accurate representation of your property using AutoCad Lt package, this is then submitted to you in any format required.
  
  Survey of Land
  For an average size plot it takes between half a day to a day to measure the land. After the measured survey of your land is complete we can create an accurate representation of your land using AutoCad Lt package, this is then submitted to you in any format required.

• Proposal Drawing
  

  We will take the original sketches and the survey to create a proposed scheme & advise on and incorporate any further ideas you may have.
  
  After the full survey has been completed we are able to enter the main part of the design process, this is where we take the existing plans and incorporate your requirements we are able to liaise with any other consultants e.g. landscapers you may have appointed and incorporate there designs to help illustrate the full proposal.
  
  The quote provided will include two proposals the first will be where we incorporate your ideas in the most logical and cost effective design, the first proposal is submitted to you for comment and approval, the second proposal included can be simply incorporating any comments that may arise when you are able to see the proposal on paper, or a total re design. We understand things can change when you are able to see the proposal.

• Planning Applications
  

  After the scheme has met your approval we will submit drawings to the local authority for planning approval (minimum of 8 weeks).
  
  The planning submission fee is not include in our quote, after the proposal has been approved by you the drawings are finalized for planning permission and submitted, after this it’s a minimum of 8 weeks until approval, our process stops until planning is granted.

• Building Regulation Application
  

  Once the planning application has been successful we will liaise with the necessary consultants to prepare a full set of construction drawings and details for building regulation approval.
  
  Our main specialty is construction drawings the drawings prepared include all necessary detailing and notation to achieve building regulation approval, we can prepare a specification for all elements of the work including services & are able to liaise with any consultants you require or incorporate any specification you have.
